One of the worst estate agents I have had to deal with over the years. I was a tenant and I assume their fees are minimal for the amount of work they do. Absolutely useless at everything they do. For everything that needed fixed in the house including the front door handle breaking off took at least 5 phone calls reminding them what they needed to do. Most problems took well over a month to get seen to despite phoning 3 times a week. They also don't seem to have knowledge of laws regarding what I assume to be an estate agents bread and butter - HMOs.

How can you be this bad at your job?

Their staff turnover was ridiculously high too so I can only assume they are not great to work for either.

The deposit took well over a month to get back. Each time I spoke to them about it they'd assure me that it would be paid in the next few days. Full of false promises.

I have spoken to other estate agents and it appears their reputation of incompetence precedes them...

Very surprised by the above comment. I've had dealings with Trinity Factors in Edinburgh and in Aberdeen for more than 10 years. They certainly don't have a high turnover of staff in Edinburgh - in fact mostly I've been dealing with the same people all this time.

I do know that the Aberdeen office had a few staff changes initially, but since a new manager started there last summer, he's been great and there are other new staff - who seem switched on. Things certainly get done fast now.

I'm very happy to recommend them. I first rented a lovely flat from them when I was a student. Me and my mates got our deposit back in full (We did leave the place as we found it of course ) and now my girlfriend and I have bought a house in Stirling they look after her big flat in Edinburgh and my flat quite near their office in Rosemount in Aberdeen. No problems.

It's nice to deal with an honest reliable business. Not at all as Douglas Baird describes above. Took a month to get his deposit back? - maybe he didn't look after the flat and they had to get a load of repairs done. If I owned the flat I'd want it properly fixed - that's what the deposit is for.
